How the purchase works
A clear, step-by-step path to securing your home
After visiting Avington, many people begin to wonder:
“What does the process look like from here?”
For many people, the buying process can feel unfamiliar simply because purchasing within a lifestyle community is something they haven’t done before.
At Avington Living, our team guides you through each stage so the process feels clear, supportive and never rushed.
If you have questions at any point, our Sales team is here to help.
Step 1: Visit the community
Most people begin by visiting Avington in person.
A tour gives you the chance to:
Walk through the community.
Explore the facilities.
View display homes.
Meet the onsite team.
Ask questions about lifestyle and costs.
Seeing daily life here often helps people move from curiosity to confidence. If you’re still exploring and haven’t visited yet, we warmly invite you to take a tour of our community.
Step 2: Choose your preferred home
Once you’ve toured the community, the next step is selecting the home that feels right for you.
Our sales team will guide you through:
Available homes and floorplans.
Home orientation and location within the community.
Design features and finishes.
Estimated availability and move-in timing.
This is an opportunity to ask questions and explore your options without pressure. If you'd like help reviewing your options, we encourage you to reach out to our friendly team.
Step 3: Secure your home with a deposit
When you’re ready to move forward, you can secure your chosen home with a $1,000 holding deposit.
This deposit allows you to reserve the home while the next steps of the purchase process take place. For additional peace of mind:
The deposit is fully refundable during a cooling-off period.
A cooling-off period of 20 days applies after signing documentation.
This stage provides time to carefully review your decision and documentation.
If you’d like to talk through how this step works, our sales team is happy to guide you.
Step 4: Review the documentation
Once your home is reserved, you’ll receive the relevant purchase documentation, including your site agreement and related contracts.
We encourage all prospective homeowners to:
Review the documents carefully.
Seek independent legal or financial advice, if desired.
Take the time needed to feel comfortable with your decision.
Our team will also be available to answer any questions along the way. This stage is designed to ensure everything is clear and transparent before moving forward.
Step 5: Finalise your purchase
Once documentation has been reviewed and you’re ready to proceed, the purchase can be finalised.
Every buyer’s timeline is slightly different.
Some homeowners are ready to move quickly, while others prefer to take their time — particularly if they are selling their current home.
At Avington Living, we understand that this transition is personal and timing sometimes needs to be flexible.
Our sales team will work with you to coordinate the next steps in a way that suits your circumstances.
Step 6: Settlement and preparing for your move
Once contracts are finalised, settlement takes place and preparations for your move can begin.
During this stage, our team will help ensure you feel ready for the transition into the community.
Many soon-to-be residents also find it helpful to read our Downsizing Guide, which offers practical tips for planning and preparing for the move.
Many residents tell us that by this stage, the move begins to feel less daunting and more exciting, as they start looking forward to the freedom and possibilities of the next chapter ahead.
Buying a home at Avington isn’t something you need to navigate alone.
